Empire East issues

The elevators that we use do not have the permit to operate issued by the QC Engineer's Office.

For these violations, penalties have been cited in the recommendations issued by the Bureau of Fire but the big question remains, who is going to pay the penalty, will they get it from our association dues? Empire East has no response yet to this issue.

The absence of safety certificates is not exclusive to Xavier Hills, Green Hills Garden Square were issued and given safety certificates even before the building was finished. When an investigation was conducted through the requests of the owners, 21 violations in the fire code were found. Cambridge village also shares the same issue on safety.

The cost and purchase of 12 cctv's in our condo reached P420,000.00

The cost on the rehabilitation of mail boxes reached P200,000.00

The rehabilitation of the playground had been included as one of the reasons for the increase in the association dues effective January 2010. Sad to say no rehabilitation is done as of this date.

..., this village (Cambridge) is not peaceful, because there is no drainage, the the buildings here are designed for a maximum of 3 storey building, yet when the developer saw that their prohibited merchandize saleable they increased the hieght to 12 storey without the knowledge of the HLUrb, for which this developer has penalized P578,000. Just recently, the HLURB has penalized again Empire East the amount of P272,000.00.   1. I am one of the unfortunate residents at Cambridge Village, we have heard from people who are suffering under projects from both Empire East and Megaworld.

    Something should be done about these developers. They take your money, and then want to know nothing about you. I have just requested to be taken off as a member of our Condominium Association as it is run by Empire Esst and they hold 83% of the membership vote. I advised our Board of the Association that EE are employing criminal activities on site, but nothing is done. I told them they are all criminals and I do not want to be associated with the criminal fraternity.

    We have been stuck with unauthorised selling for many years. There are 7 Cease and Desist orders issued against this project, and yet EE still sells. I have emailed HLURB requesting that they fine EE for these unauthorised sales, we are talking about millions of pesos of fines that should be handed out.

    What we have found out it that local government does not want to know our problems, HLURB don't do anything, and most of the government agencies we have approached do not respond. Even VP Binay, the man in charge of HLURB stears clear of the issues, passing the buck to others!

    All you can do is keep complaining, we at Cambridge Village posted comments on President Noynoy's webiste, and they are being passed on to VP Binay again! I am sure he will get fed up of us, but that is what is required, keep pestering, keep annoying people.

    People need to know the real problems associated with Empire East. Its not just the illegal selling, its poor build quality, it is poor after sales service, its poor Health and Safety, and poor estate management.

    Keep on complaining everyone, and keep up the good work. Someone will listen to our complaints, you have to believe there is hope for all of us! Remember David and Goliath, it can happen!
